Efficiency Plan – Emergency response, Building maintenance and contracting management, Tenant management and annual lease renewals at no extra charge.  No fancy reporting, you pay our own bills.  Your choice of vendors.  Regular service request handled mid day.  No evening and weekend appointments for routine client needs. $100 per unit per month.

Deluxe Tenant Management – Have special needs?  Want extra service?  After hours appointments?   No problem, we will schedule to accommodate.  Traditional property management fee of 10% gross annual revenues apply.

Billable Hours – Each plan covers a maximum of 2 banked hours of service per month.  Annual account reconciliation applies.  For hours outside of your plan our billable rate is $50 per hour during normal business hours. 

Leasing Services – We charge between 5% to 6% of gross annual revenues.  This is handled outside of your management plan.  Why?  Your listing and cooperating commission is shared with leasing professionals on thousands of sited.  For a minimal fee you will receive top dollar, top tenants, and reduced vacancy time.  This method is the most effective on the market and typically gives a 3 to 1 return over solo practitioner methods.
